Key Rules for Canadian Mortgages

Stress Test Rate (2026)

Canada's mortgage stress test requires you to qualify at the greater of your contract rate + 2%, or 5.25%. Use our maximum mortgage calculator to see how this affects your buying power.

CMHC Insurance Threshold

If your down payment is less than 20% of the purchase price, CMHC mortgage default insurance is required. The premium ranges from 0.6% to 4% of the mortgage amount depending on your down payment percentage.

Land Transfer Tax in Ontario

Ontario charges land transfer tax on all property purchases. Toronto adds a second municipal LTT. First-time buyers can receive a rebate of up to $4,000 (Ontario) and $4,475 (Toronto).

GDS & TDS Ratios Explained

Gross Debt Service (GDS) ratio is your housing costs as a percentage of income — lenders typically cap this at 39%. Total Debt Service (TDS) includes all debt payments and is usually capped at 44%.
